De-snagging walked room by room. Six items outstanding, four of them cosmetic. Owner accepts handover on 17 August subject to the master bedroom skirting and the guest WC extract being closed out.

Civil Defence rejection cost three weeks; the marble order cost two; blockwork rectification to the north elevation cost two. Target date moved to 17 August 2026 with no claim for prolongation from either side. Rear pergola to be omitted to offset part of the cost — variation to follow.

Marble selected from the Carrara slab photographs — six-week lead time noted and accepted as critical path. Kitchen worktop upgraded to quartz, cost to follow as a variation. Majlis socket height agreed at 300mm AFF.

Excavation finished eight days late: rock at the north-east corner needed breaking rather than digging. Contractor confirms it is absorbed within the float and the raft pour holds for 5 November.

Possession of site handed over. Programme accepted at 46 weeks to 30 June 2026. Contractor to issue the baseline programme within two weeks. Access, welfare and working hours agreed — no concrete pours after 18:00 under the community rules.
